Important: You can always start with more attractive Option # 1 (3%), if you feel more comfortable that way, and later switch to a more prospective Option # 2 (5%) if you decide so. Also, if you go with first option and the home doesn't get sold within listing period for some reason, we can continue marketing your property further under Option # 1 (3%). Option # 1 
Have your St Louis home better marketed than with many other Realtors® even if it is not listed on St. Louis MLS

No, there is nothing wrong if your home is not listed on the MLS. Having a home listed on the MLS is not the necessarily the best or only way to go any more.  However, when it's on the MLS, we can broaden our advertising all over the internet since all real estate directories on the internet require a St Louis MLS number so they can pull out data from St. Louis MLS database associated with it.

With this option we'll list your home for 3% and you'll still have our
Premier Marketing Service and your home will be marketed better than with many other realtors (besides, we are Number1Experts, TOP producing agents in your neighborhood, so you won't just list with any Realtor®).

First, we'll give you our Property Condition Analyses and probably recommend some minor repairs so they don't cost you more later.  Yes, we try to save you some money this way too.

Third, we'll take lots of photos and list your property on this website and our
company website (we don't need MLS number for this). The next day your home will be seen by hundreds of people who are on our Latest Listings update list (you can subscribe too on this page).

Fourth, we'll create our impressive luxury flyers and keep stocking them in the flyer box until we sell your home. And we'll bring our yard sign with our websites names on it inviting people to view all those great photos we've taken with our digital camera online. And they do come and view our

Fifth, we'll have our in-house graphic designer create custom
Just Listed
postcard especially for your home and we will mail it to your closest 100-200 neighbors within a few days!

Option # 2 
Have your St Louis home fully marketed and featured all over the internet (and we mean all over!)

If you'd like to have your home fully marketed, have it listed on MLS  and featured all over the internet, this would be your choice. Now, we can not do that for 3%, and here's why:

In order to create traffic from MLS source, we have to offer at least 2.7% to buyer's agent to bring the buyer. For some reason, it seems that buyer's agents are not interested at all to show your home to their prospective buyers when we offer less than that. 

Now, we don't want you to take us wrong here. With our huge marketing expenses we would go broke if we did that, listed for 3% and paid another agent 2.7%!  We usually list for 5% and in some cases even higher as it depends on marketability.

Psst...Don't tell this to your neighbors who already have their homes on the market through another company. They can't be so competitive with you since no other Realtors® can beat this offer with the size of our marketing package!
